The Property

A terraced property in a small residential street with fields opposite and a large car park on the other side of the road. The bar is to the front with the fire place to the right side of the building The tables for dining are from the front left to the rear There is an attractive garden to the rear. There is a new hoist that has been fitted that takes the food down from the upstairs kitchen where the flat contains one bedroom, bathroom and sitting room.

Living Accommodation

There is a flat with the property consisting of a sitting room, bedroom and bathroom. The kitchen doubles up.

The Business

This is a food led site and needs to be seen as such. Food requires good word of mouth feedback to help develop the business and the site is in a small village. Weekends will always be the strongest time but it does require good marketing skills to lift it. A warm and inviting small country pub.

RENT will be discussed with the local Business Development Manager (BDM) in line with the companys Code of Practice. ,,BOND DEPOSIT required will depend on the pub and the type of agreement you choose. Our BDM will fully explain the types of agreements available for this pub. Bonds range from 2,500 on a one year agreement to 8,000 on a three year agreement (Bond build up may be discussed where applicable with the BDM). ,,FIXTURES & FITTINGS are valued independently. We have a flexible approach to the purchase of fixtures and fittings IF THE COMPANY OWNS THEM and can therefore arrange monthly instalments over the first term of your agreement. If the out going tenant owns the fixtures and fittings then it is a transaction direct between you and them. Your local BDM will discuss this with you.
