The Red Lion is located in the small village of Ouston around 2 miles outside both Birtley and Chester le Street. There is a good local trade in the village. However, the launch of a strong food proposition could make the site a destination venue for people further afield. Not only from the local Towns but the A1M is 3 miles away. General footfall in the vicinity is huge.
The Pub has 2 main trading spaces. The main bar and the Restaurant / Function Room. There is a fully equipped commercial kitchen. To the rear is a large beer garden and to the right hand side of the pub a large car park for 20 + cars.
The Pub accommodation benefits from 3 bedrooms, Kitchen, Bathroom and living Room.
Currently the pub is run primarily as a wet led venue. The opportunity is certainly there for a strong food offer. Strong historical recent performance of our existing tenant is evidence of this.
